Planning.
Investment. Delivery.

PID Development is the ground-up development and acquisition arm of PID Investment & Development Co. Where PID Investing operates stabilized rental assets, PID Development works earlier in the value chain — sourcing land, navigating entitlements, and delivering new product to market.

We operate with a disciplined, fundamentals-first approach across four core verticals: commercial real estate, residential communities, raw land acquisition, and mixed-use urban development. No speculation. No shortcuts. Every project is underwritten to perform.

Four Verticals.
One Standard.

PID Development focuses on projects where disciplined underwriting, market knowledge, and execution expertise create durable value — from vacant land to finished assets generating long-term returns.

01
Commercial
Real Estate

Office, retail, and industrial development in supply-constrained markets. We identify sites where demand fundamentals support ground-up construction or value-add repositioning — and once built, we stay. Most of our commercial assets are actively managed as long-term holds, not flipped.

02
Residential
Development

Single-family and small multifamily ground-up construction in undersupplied residential markets. We target infill and emerging suburban locations where housing demand outpaces inventory, bringing well-designed product to market efficiently.

03
Land
Acquisition

Strategic raw land purchases in high-growth corridors and emerging development zones. We evaluate entitlement potential, infrastructure access, and long-term appreciation dynamics before committing capital to any parcel.

04
Mixed-Use
Projects

Integrated commercial and residential developments that activate underutilized urban and suburban sites. Mixed-use projects allow us to layer complementary uses — and because we actively manage what we build, we're invested in the long-term performance of every tenant mix and income stream.

The Development
Process.

01

Site Identification

Market-driven sourcing of parcels, distressed assets, and off-market opportunities in target geographies. We evaluate every deal against strict fundamental criteria before moving forward.

02

Underwriting & Feasibility

Rigorous financial modeling, market analysis, and site due diligence. We stress-test assumptions and identify risks before committing capital — no deal enters development without a clear path to returns.

03

Entitlement & Design

Navigating zoning, permitting, and municipal approvals alongside design development. We work closely with architects, engineers, and local authorities to maximize site yield and move efficiently to construction.

04

Construction Management

Active oversight of GC relationships, schedules, and budgets through the build phase. On-time, on-budget delivery is not an aspiration — it's the standard we hold ourselves and our teams to on every project.

05

Stabilization & Active Management

Lease-up and stabilization into long-term active management. For commercial and mixed-use assets, we operate what we build — managing tenants, maintaining occupancy, and driving NOI growth as long-term owners, not one-time developers.
